Cracking and Structural Movement
As a structural surveyor, it’s been a very busy few months or so, after our long dry summer in 2025
I’ve seen a lot of buildings with cracking and structural movement, some of it is thermal movement and other buildings have more serious stepped cracking due to heavy clay shrinkage and then heave upwards as the weather changes course later in autumn when the rains return.
Cracking always looks a lot worse inside, as usually the property has been decorated, emphasising the structural movement, any building defects like subsidence or the sudden appearance of large cracks needs investigating by an expert.
Subsidence defects are a particular worry and stress for the homeowner or business owners and need an experienced structural surveyor or engineer to assess, and report on the damage, whilst advising on what to do next.


The internet although trying to assist in causes and reasons, is no match for a boots on the ground structural surveyor or engineer, who will guide you towards your repair programme in a sensible and realistic way, backed by years of experience and building knowledge, incorporating The Building Act 1984, The Building Safety Act 2022 and The Approved Document A of the Building Regulations September 2013.
